Statutory Approval Stage Service.

• Initial project meeting consultation
• REDesign fee proposal submission for scope of works.
• Client issues instruction to proceed.
• Dimensional survey of site/property.
• Preparation of draft design proposals.
• Submission of plans to client for comment/approval.
• Implement comments and progress to construction drawings with structural design.
• Planning application submission.
• Building warrant application submission.
• Receive Building Control plan assessment.
• Liaise and respond to Building Control queries. (Structural certification may be required at this time )
• Liaise with Planning Department in pursuit of approval.
• Receive building warrant approval.
• Receive planning approval. ( On occasion local authority planning sections reserve the right to suggest changes in design after assessing the applications individual merits. This may require alteration to the submitted plans to gain the local authority support and appease the individuals concerns. Such unforeseen changes are billed on a time charge basis all clients are advised as soon as additional works are envisaged)

Tender Stage Service.( Optional )

• *RED/Client issues drawings to contractors for tender submissions.
• *Liaise and qualify tenders with contractors.
• Client accepts contractors tender.

Construction Stage Service.( Optional )

• Site inspection/meetings with contractors.(Scope of works required).

Ordnance Survey Site Location Plans

Where planning applications are required the client is requested to provide a site location plan to OS standard at scale of 1:1250 in electronic jpeg, pdf or dwg format. Our practice can obtain this document under licence for a fee of £30.00.

Local Authority Application Fees.

Planning ( typical Fees )

• Householder alteration/extension projects - £ 145.00 + possible advertisement fee where owners of neighbouring land cannot be easily notified.
• New build house - £290.00 + possible advertisement fee where owners of neighbouring land cannot be easily notified.

Building Warrant

Building warrant fees payable to the local authority are based on your estimate of building work, most local authorities assess this estimate using the RICS building price index regardless of whether or not you or a contractor will carry out the building works.The fee payable is extracted from a standard scale of fees table published by your council for cost table . click here(adobe pdf. file.)
